SIP19-002: Lagae Ranch 3rd Amendment Site Improvement Plan

Century Communities is processing a Site Improvement Plan for Planning Area 7 of the Lagae Ranch Planned Development, legally described as Lagae Ranch Filing No. 1, Lot 236-B, 3rd Amendment. The SIP provides for:

• An overall residential density of 10 DU/AC.

• 187 single-family attached townhomes.

• Townhomes that provide the neighborhood with a diversity of architectural forms.

• Two centrally located parks with amenities that provide activities for a wide range of age groups.

• Pedestrian improvements that provide safe and efficient connections throughout the neighborhood as well as the surrounding community.

• Parking provisions that meet and exceed the parking requirements as specified by the City of Castle Pines.

ZR18-001 and RPA19-002: Lagae Ranch 2nd Planned Development Major Amendment and Administrative Replat.

This project includes revisions to the development standards and permitted uses for Planning Area 7 only. The amendment requests the addition of single-family attached residential development as an allowable principle land use in Planning Area 7 (PA 7), at a proposed density of 10 dwelling units per acre (10 du/ac), for 187 units. The project also includes a request for an Administrative Replat of Lagae Ranch Filing No. 1, Lot 236-A and Tract T-1. The replat enlarges the boundaries of Planning Area 7 to ensure that the proposed density is at or below 10 du/ac. See below for more information.

PDA19-001 and RPA19-001: Lagae Ranch Planned Development 3rd Amendment and Administrative Replat.

This project is a request for a minor amendment to the Lagae Ranch PD to revise the required front and rear setbacks for single-family attached units in Planning Area 6 as follows: The revised front setback requires a minimum seven-foot (7-foot) setback, and the revised rear setback requires a minimum four-foot (4-foot) setback.; and an Administrative Replat to remove all references to building envelopes and setbacks.
